Basic Covenant and Restrictions Overview

     1.        Not less than 35% of the front exterior of every residence shall be of
                 brick or stone construction.

2.        All driveways are to be constructed of concrete, asphalt pavement,
brick or cobblestone.

3.        All lots must be professionally landscaped or must have the equivalent of professional landscaping.

4.        All Builders must be licensed and a Participating Builder.

5.        Only in-ground swimming pools shall be constructed.

6.        All fences are subject to approval prior to construction.

7.        Each lot shall have a standard location for a pre-designed exterior light fixture and mailbox with post.

8.        All recreational vehicles are not allowed unless housed within a
fully enclosed permanent building.

9.        One accessory building is allowed per lot and shall not exceed
600 sq.ft. and shall not exceed 20ft. in height.

Residential minimum square foot areas as follows:

Lots 61-70 and Lot 93 (Total of 11 Lots)

1)        All ONE-STORY structures shall have a minimum floor area of 1,600 square feet, excluding basement.

2)         All SPLIT-LEVEL structures shall have a minimum at or above grade of 1,600 square feet, not including lower levels.

3)        All ONE-AND ONE-HALF-STORY, TWO-STORY, AND TWO-AND-ONE-HALF STORY structures shall have a minimum first floor area of 1,200 square feet and a minimum second floor area of 800 square feet, for a total minimum of 2,000 square feet.

 Lots 1-10, 17-30, 47-49, 58-60, 71-86, and 90-92 (Total of 49 Lots)

1)        All ONE-STORY structures shall have a minimum floor area of 1,800 square feet, excluding basement.

2)         All SPLIT-LEVEL structures shall have a minimum at or above grade of 1,800 square feet, not including lower levels.

3)        All ONE-AND ONE-HALF-STORY, TWO-STORY, AND TWO-AND-ONE-HALF STORY structures shall have a minimum first floor area of 1,400 square feet and a minimum second floor area of 800 square feet, for a total minimum of 2,200 square feet.

Lots 11-16, 31-46, 50-57, and 87-89 (Total of 33 Lots)

1)        All ONE-STORY structures shall have a minimum floor area of 2,000 square feet, excluding basement.

2)        All SPLIT-LEVEL structures shall have a minimum at or above grade of 2,000 square feet, not including lower levels.

3)        All ONE-AND ONE-HALF-STORY, TWO-STORY, AND TWO-AND-ONE-HALF STORY structures shall have a minimum first floor area of 1,800 square feet and a minimum second floor area of 1,000 square feet, for a total minimum of 2,800 square feet.
